| Investment Strategy |
| At the very start it is crucial that we understand our client requirements. Our very first exercise is to draw up an investment profile for each client. This profile is what will guide us in matching our clients with investments that meet their criteria. Depending on the level of expertise that our client may have within the property market, we can devise and manage the strategy for each investment. This can include the sourcing of a local construction company at a fixed price contract, to the pre-sale of the end product off-plan if required. Depending on the input required we can provide part or complete strategy to meet the end goal. The Investors profiles are live documents that are continually up-dated in the lifetime of our relationship with our clients. |
| Investment Funding |
| Most clients require some funding when investing in property or a building project. We work closely with a number of private equity companies to raise finance. Should our clients require part or full finance for a project then we can provide the service to achieve this. Once the investor(s) is identified and the means by which the finance will be structured, then we will work with the individual or company to structure the required terms or prospectus, to meet that requirement. We have access to several sources of funding depending on the country in which the building or project is located. Interest rates & terms and conditions vary greatly between countries. We will advise our clients on all options that are available to them. |
| Currency Hedging |
| Currency risk is always a consideration for our clients. In the past some of our clients did not want to take the added risk of currency fluctuation. We in conjunction with our partners can mitigate this risk. Our partners specialise in currency hedging and they will put a proposal to our client to take this risk away. This is usually only applicable to larger deals. We will manage all the correspondence to facilitate this service. |
| Mezzanine Financing |
| In the property world there are various ways to invest. One of these is “Mezzanine Financing”. If investors are looking for a “clean investment” and want high returns then Mezzanine financing is a good option for them. This is where an investor can invest into a building development usually as a shareholder & gets the up-lift on that share holding once the development is completed. It means that the investor is not left with a property that they have to sell/rent and they do not have to worry about fit out etc. This is a very popular option for some of our clients.
